A big backyard is only the beginning
ADU feasibility depends on the property and the city or county reviewing it. We research available records to identify potential constraints, missing information, and useful next steps.
What Larry checks
Zoning and applicable ADU requirements; setbacks and potential building placement; septic or sewer records; water and access; easements; mapped wetlands, steep slopes and other critical areas; available permit history.
Can I build an ADU on a small lot?
Lot size alone does not answer the question. Building placement, utilities, access and local requirements need to be considered together.
What if my property has septic?
Existing septic records, system capacity, and the location of the system and reserve area are important questions to investigate. Additional health-department review or professional evaluation may be needed.
Who do I call first?
Start with Larry. Tell us your property address and what you hope to build. Your preliminary review explains what the available records show, what still needs confirmation, and who may need to be involved next.
What you receive
A written preliminary review with green, yellow and red findings, available supporting records and maps, missing-information notes, and recommended next steps.
Serving property owners throughout Washington, including Mason, Thurston and Pierce counties. Requirements vary between cities and unincorporated county areas.
This is a preliminary review based on available information, not a permit approval, survey, engineering analysis or guarantee that an ADU can be built. Reviewing agencies and qualified professionals make final determinations.
