More room starts with the property

Can I extend my kitchen into the backyard?
Does my property have room for an addition?
Will my septic system affect the addition?

Possibly. An addition expands the building footprint, so available space, setbacks, easements, utilities and site conditions need to be considered before plans are developed.

An open yard does not tell the whole story. Larry researches available zoning, parcel maps, permit records and mapped site constraints to identify questions that could affect where an addition may fit.

The location of the septic system and reserve area matters. Adding bedrooms or changing wastewater use can raise additional questions about system capacity and health-department requirements. We review available records and flag what needs confirmation.

What about a remodel inside the house?

Changing finishes inside the existing footprint is different from adding floor area. Structural changes, new bedrooms or plumbing changes can still require review. Tell Larry what you have in mind so the research matches your project.

What do I get for $500?

A written preliminary property review with green, yellow and red findings, available supporting records and maps, missing-information notes, and recommended next steps. The review helps you understand potential property constraints before committing to detailed plans.

Who do I call first?

Start with Larry. Send your property address and a short description of the room or kitchen extension you are considering. Larry Stevens brings more than 50 years of residential design and permitting experience.

Serving homeowners throughout Washington, including Mason, Thurston and Pierce counties. Requirements depend on the property and its reviewing jurisdiction.

This preliminary review is based on available information. It is not a permit approval, boundary survey, engineering analysis or guarantee that an addition can be built. Agency confirmation and qualified professional review may be needed.
